Our Philosophy
We believe great property management is a competitive advantage – but that advantage only holds when exceptional people, high standards, and effective execution come together.
We've built Kalos to consistently deliver on all three, so every hire, policy, and property decision is made with that standard in mind. For nearly eight years, we relied on third-party managers to manage the communities we own. As our portfolio grew, so did our conviction that directly controlling management quality was the best way to deliver an exceptional experience to our residents. So, we built Kalos Residential to make that experience a reality. An added benefit: we can make decisions faster and hold ourselves and our teams to our own standard, not someone else's.

By removing the third-party management layer between identifying an issue and acting on it, we can respond the moment something arises - turning challenges into solutions fast and driving both resident satisfaction and operational efficiency.

Kalos takes over management of Four Mile's Des Moines, IA portfolio — 3 properties, 651 units.
Q4 2024
Expansion into three additional states.
May 2025
Kalos absorbs the remainder of Four Mile Capital's portfolio.
Today
Kalos manages 14 communities across 7 states — Iowa, Kansas, Kentucky, Nebraska, Ohio, Oklahoma, and Virginia.
